Energy Performance Certificates
Our homes and buildings account for nearly half of all the UK’s carbon emissions. That’s more than twice that of cars and airplanes. The way in which a building is heated, the type of fuel used and the way it is built and insulated all contribute to its energy efficiency and carbon emissions.
Energy performance certificates were introduced by the government in response to a European wide directive Energy Performance of Buildings Directive) to reduce emissions and improve the energy efficiency of buildings. Since October 2008, energy performance certificates are required by law for all properties being built, being sold certificate forms part of HIPS) or being rented out.
The energy performance certificate rates both the energy efficiency and carbon emissions of a building on a scale of A-G. Properties in band A will be the most environmentally friendly with the lowest emissions and will be the most energy efficient with the lowest fuel bills. The national average is currently band D.
The EPC will also give an estimate of current and potential fuel costs and give recommendations for measures that can be taken to improve the properties performance. These measures will not only reduce carbon emissions but also reduce fuel bills, a benefit to both Landlord and Tenant.
